What are we proposing: 100 new affordable homes
- 80 affordable rent properties (mix of 2 and 3 bed house and 1 and 2 bed flats)
- 20 shared ownership flats (in the converted pump house)
A commercial unit is also planned in the pump house (use to be confirmed)
Project Information: Boutique Modern is the main contractor and will be building the new homes. As a modular housing provider, the homes will mostly be built off site in their factory in Newhaven; reducing the number of deliveries, workers and noise on site.
The development will provide high performing specifications, including solar PV systems to generate electricity, which will ultimately reduce running costs for tenants.
Timeline:
- March 2025: Boutique Modern took possession of the site
- Present - Summer 2026: Site preparation works
- Spring - Autumn 2026: Delivery of homes to site
- From early 2027: Homes ready for occupation

Eastbourne Borough Council have now secured the required grant and entered into contract to deliver the housing scheme on the pumping station site, off Bedfordwell Road.
In March 2025, Boutique Modern took possession of the site in Bedfordwell Road and began a 'soft start' including site security, clearance and survey works.
Works are expected to become more active from May 2025 with site preparation and groundworks.
